Refund & Cancellation Policy

Please read carefully before completing your booking

Strictly No Refund Policy

All payments made toward plot booking, registration, or any other charges at Vantara Heritage are strictly non-refundable under any circumstances once the transaction has been completed. Please ensure you have read and understood all terms before making any payment.

1. Policy Overview

Understanding our refund stance

At Vantara Heritage (developed by M/S Parshav Realtors), we are committed to transparency and clarity in all our dealings. This Refund & Cancellation Policy applies to all plot bookings, application fees, registration charges, EDC, and any other payment made to us in connection with our project located at Garhmukteshwar, Hapur District, Uttar Pradesh.

By proceeding with any payment, you acknowledge that you have read, understood, and agree to be bound by this policy in its entirety. This policy has been formulated in compliance with applicable real estate laws and the terms of MVDA approvals.

This policy covers all payment modes — cash, cheque, bank draft, NEFT/RTGS, UPI, or any other mode of payment accepted by Vantara Heritage / Parshav Realtors.

2. No Refund on Payments

All payments are final and non-refundable

Vantara Heritage maintains a strict no-refund policy. Once any payment has been received and processed by us — whether it is the application fee, booking amount, installment, or any other charge — no refund will be issued under any circumstances.

This policy applies regardless of the reason for the refund request, including but not limited to change of mind, financial difficulties, personal circumstances, or any other reasons outside of our legal obligations.

The following payments are strictly non-refundable:
  • Application / Registration Fee of ₹11,000/-
  • 15% Allotment payment (on booking)
  • Any installment payments (30, 60, 90, 120 days)
  • EDC (External Development Charges) of ₹60,000/-
  • Meter / Infrastructure charges of ₹25,000/-
  • PLC (Preferential Location Charges), if any
  • Any miscellaneous charges paid to the company

3. Property Cancellation

You may cancel your allotment — but payments remain forfeited

While no refund will be provided on any payment made, allottees retain the right to voluntarily cancel their plot allotment at any point during the payment process. Cancellation means surrendering the allotted plot back to Vantara Heritage.

Upon cancellation, all amounts paid to date will be fully forfeited and no claim of any kind — monetary or otherwise — shall be entertained by the company. The plot will be re-allotted to another applicant at the company's discretion.

Important: Cancellation does not entitle the allottee to any refund, partial credit, or adjustment against any other unit or future purchase. All monies paid are treated as forfeited consideration for the allotment period.

4. How to Submit a Cancellation

Step-by-step cancellation process

If you wish to cancel your plot allotment, please follow the process below. Verbal cancellations will not be accepted. All requests must be submitted in writing.

Written Request

Write a formal cancellation request letter addressed to M/S Parshav Realtors, clearly stating your allotment number, plot details, full name, and reason for cancellation.

Submit via Email or In-Person

Send the request to info@vantara-heritage.in or submit it physically at our office: B-8 & 9, 2nd Floor, Sector-1, Noida (U.P).

Submission of Documents

Attach copies of all payment receipts, your allotment letter, and any other documents issued by the company at time of booking.

Acknowledgement

Our team will acknowledge receipt of your cancellation request within 7 working days. Processing may take up to 30 days from receipt of complete documentation.

Cancellation Confirmed

Once processed, you will receive a written cancellation confirmation. The plot will be returned to the company's inventory. No refund or credit will be issued.

5. Payment Default & Late Payment

Consequences of missed installments

Allottees are required to adhere strictly to the payment schedule as outlined in the allotment letter. Failure to pay any installment by the due date will attract penalties and may result in cancellation of the allotment.

  • 18% per annum interest will be charged on all delayed payments, calculated from the due date.
  • If payment is delayed beyond 30 days from the due date without prior written intimation, the company reserves the right to cancel the allotment without any notice.
  • Upon cancellation due to default, all amounts paid will be fully forfeited and no refund shall be due.
  • The company may at its sole discretion grant extensions in writing — verbal agreements will not be recognized.
Repeated defaults or abandonment of payments without written notice will be treated as voluntary cancellation, and the plot will be re-allotted. No refund or credit will be provided in such cases.

Exception — Duplicate Payments: In the rare case of a genuine duplicate / erroneous payment (same amount paid twice), the extra amount will be adjusted against the next pending installment. No cash refund will be issued even in this case.

7. Transfer of Allotment

Alternative to cancellation — transfer to another person

Instead of cancelling your allotment and forfeiting all payments, allottees may explore the option of transferring their allotment to another eligible individual at their own arrangement. Transfer requests are subject to company approval and applicable transfer charges.

  • Transfer is permitted with prior written approval from Vantara Heritage / Parshav Realtors.
  • Transfer charges as applicable at the time of transfer will be payable by the allottee.
  • All outstanding dues, interest, and charges must be cleared before a transfer is approved.
  • Transfers are not permitted to minor children or legally ineligible persons.
  • The company reserves the right to reject any transfer request without providing reasons.
If you wish to exit your investment, we strongly recommend exploring the transfer option before submitting a cancellation, as it allows you to recover your investment through a private arrangement.

8. Dispute Resolution & Jurisdiction

Legal framework for resolving disputes

In the event of any dispute arising out of or in connection with this policy or any transaction with Vantara Heritage / Parshav Realtors, the parties agree to first attempt resolution through good-faith discussions.

  • All disputes shall be subject to the exclusive jurisdiction of courts at Noida, Uttar Pradesh.
  • Matters relating to MVDA approvals or statutory allotments may be referred to the appropriate MVDA / RERA authority.
  • This policy and all agreements shall be governed by the laws of India.
  • Any claim must be raised within 90 days of the date of the disputed transaction.
